Inspecting Subject Condition
As of 2006, HUD/FHA
has completely revamped how the appraiser is to write up the subject’s
condition. No longer are we supposed to call for repair of minor
deferred maintenance. In short, we follow the guidelines regarding
Safety, Security or Soundness issues. Overzealous nitpicking
of a subject’s condition
is not practiced.
Belief & Understanding
We believe
in and understand Reverse Mortgages. It truly is a great program. Often during
our home inspection with the borrower, we stress our conviction that Reverse
Mortgages are a sensible program. We feel when the borrower hears this from
the appraiser, it only helps solidify the entire process.
Senior Approved
We
are an extension of the Reverse Mortgage Lender. Therefore, it
is our duty to always put our best foot forward. We assure that
we will show up to the inspection on time and in a presentable
fashion. Also, conduct our inspection with the highest level
of professionalism.
Approved Companies
We have preformed HECM / Jumbo
HECM (Cash Advantage, etc.) Appraisals or are approved with major
AMCs / Lenders like: Lighthouse, RELS, Trans Union, Seattle Mortgage,
Countywide and Financial Freedom. Do not be a victim of trying
to get your appraiser approved in the middle of your deal.
